Therma-Tru Construction in Mission District, CA | Brookside Contractors
We’re an independent contractor crew that installs and services Therma-Tru door systems across San Francisco’s rowhouse neighborhoods. Most of our work in the Mission District starts the same way: a south-facing entry door has faded and chalked, or a winter rain has found its way under a threshold that’s been failing quietly for years. We’re not authorized, sponsored, or endorsed by Therma-Tru. We just work on their products constantly, on 25-foot lots with no staging room, and we know exactly where they fail here. Call (833) 725-3508 to schedule a free estimate.

Why Mission District Residents Choose Us for Therma-Tru Service
Therma-Tru builds a solid door, but the Mission District tests it harder than most neighborhoods in San Francisco. We see what five years of direct sun does to a Fiber-Classic skin on a rooftop deck entry off Guerrero. We see what winter rain driven against a poorly flashed Tru-Defense sill does to a raised-foundation Edwardian off Valencia. And we know how to fix it, because we’re in these buildings every week. Nate Burrell, our owner and Mission District General Contractor, trained in construction technology at Gavilan College and spent two decades on job sites throughout South Santa Clara County before bringing that same no-shortcuts approach to San Francisco rowhouses. He’s the one who’ll tell you a component-level repair beats replacing a slab when the frame is still square, and he’ll also tell you when it isn’t. We use OEM Therma-Tru sills, weatherstrip, glass lites, and hinges whenever the original parts are still available. We don’t push replacements when a repair is the right call.

Common Therma-Tru Construction Problems We Solve in Mission District
- Sun-baked fiberglass door skins on south-facing exposures. The Mission gets more direct sun than just about any other San Francisco neighborhood, thanks to the fog shadow from Twin Peaks. Therma-Tru Fiber-Classic and Classic-Craft doors on rooftop decks or unshaded entries fade and chalk years faster here than they would on foggy west-side blocks. We refinish gel-coat, or replace skins when the fade has gone through.
- Water wicking into raised-foundation framing at the door bottom. Winter storms drive rain against Mission District rowhouses from the southwest. When a Therma-Tru steel or fiberglass door has a failing neoprene seal or poorly flashed sill, water finds its way into the wood subfloor. By the time the door drags, the framing is already swollen.
- Doors racking and binding on pre-1930s openings. Old sloped or rotting wood thresholds on Edwardian and Italianate rowhouses leave no flat, level plane for a Tru-Defense sill. The fiberglass slab torques, the reveal goes uneven, and the door binds against the jamb. We rebuild the rough opening so the new sill has something level to sit on.
- Soft-story settling throwing frames out of square. Raised foundations shift. That’s just Mission District geology and a century of seismic settling. When the frame is out of square by even a quarter inch, Therma-Tru weatherstripping rubs, latches misalign, and drafts sneak through. We correct the frame before we touch the door.
- Threshold rot from decades of driving rain. On a 1908 rowhouse with the original sill, the Therma-Tru door itself might be fine, but the wood under it is gone. We see this on flat-lot row houses throughout the district. The fix is a new Tru-Defense sill with proper flashing, not a patch over rot.
Therma-Tru Service in Mission District: What Local Conditions Mean for Your Equipment
Here’s the thing about the Mission District that changes how Therma-Tru work gets done, and it doesn’t apply in Noe Valley or most of the rest of the city. The Chinatown Therma-Tru service area differs, but the Mission’s core is dense Italianate and Edwardian rowhouses, mostly 1900 to 1930s wood-frame on raised foundations. Almost none of them have side setbacks. A 25-foot lot means the building touches the lot line on one side, sometimes both. So when a Therma-Tru entry door needs replacing, or a roof repair needs materials on a low-slope rowhouse roof, there’s no driveway, no side gate wide enough for a forklift, and certainly no staging area. Our crew hand-carries slabs, cabinets, and roofing material down narrow shared alleys. That’s not a marketing line. That’s how the work physically happens here. It’s also why a door swap that takes two hours in the Sunset can take a full morning in the Mission. The building fabric from the 1906 earthquake and fire era predates modern codes, which means rough openings are never plumb, never level, and never standard size. Planning for that from the first measurement is what separates a door that closes square from one that rubs for the next ten years.
Therma-Tru Models & Products We Service in Mission District
We work across the full Therma-Tru residential lineup: Therma-Tru sales & service covers Fiber-Classic and Classic-Craft fiberglass entry doors, Smooth-Star and steel entry doors, fiberglass patio and French door systems, and the component lines, including Deco glass lites and Tru-Defense frames and sills. We keep OEM weatherstrip, sill caps, door sweeps, hinges, and corner seals on the truck for fast Mission District turnaround. When a slab and frame are sound, we repair at the component level with OEM parts. When a fiberglass skin is cracked through or the frame has rotted into the rough opening, we tell you straight: replacement beats patching. Quality aftermarket hardware only comes into play when the original system is discontinued or the budget requires it, and we’ll tell you the difference before any work starts.

FAQs – Therma-Tru Construction in Mission District
Yes, but it’ll need maintenance sooner than a door on a foggy block. The Mission sits in San Francisco’s sunniest microclimate, sheltered from ocean fog by the hills. We’ve seen Fiber-Classic doors off Guerrero and Folsom fade and chalk within five years. The fix is usually a gel-coat refinish. When the skin has gone beyond cosmetic, we replace it. Call (833) 725-3508 if your door’s color is starting to go, and we’ll tell you what it needs.
In Mission District rowhouses, it’s almost always the building, not the door. Raised foundations settle, and soft-story buildings shift over time. That throws the rough opening out of square, and the door slab racks. The weatherstripping rubs, the latch misses the strike plate, and the door binds. We correct the frame first, then reset the door. Patching the door without fixing the frame just moves the problem a few months down the road.
On older Mission District rowhouses, the wood sill under your Therma-Tru threshold has likely rotted or settled, breaking the seal between the Tru-Defense sill and the subfloor. Winter rain drives against it from the southwest, water wicks into the raised-foundation framing, and the door bottom starts to swell. We rebuild the rough opening, set a new sill with proper flashing, and the leak stops. If you’re seeing water inside after a storm, call (833) 725-3508 before the next one.
Hand-carry it. On a raised-foundation Edwardian off Valencia Street, our crew replaced a sun-faded Fiber-Classic entry door and carried the new slab down a 30-inch shared alley because there’s no side yard to stage from. It’s slower, and it takes more bodies, but that’s the job. We plan for it in every Mission District estimate, so the labor cost is in the quote from the start.
It depends on the scope. A like-for-like door swap in an existing opening generally doesn’t trigger a permit. But if we’re rebuilding the rough opening, altering framing, or working on a building with soft-story retrofit requirements, San Francisco’s Department of Building Inspection may require one. We handle permitting for every project that needs it, and we won’t skip it. Doing it right means no future repair bill.
