Abodu Construction in Mission District, CA | Brookside Contractors
We build, finish, repair, and re-level Abodu prefab ADUs across Mission District as part of our Mission District Home Remodeling work, and we do it as an independent contractor, not a factory crew. The difference that matters here: the Mission’s 25-foot-wide rowhouse lots with no side setback wreck the factory assumptions most Abodu work relies on. If you’re planning an Abodu unit on one of these tight lots or you’ve got one that’s already showing cracks, sticking doors, or drainage problems, call (833) 725-3508 and we’ll tell you straight what’s involved.

Why Mission District Residents Choose Us for Abodu Service
The Mission is not a showroom. It’s a built environment where almost everything standing was framed before modern codes existed, and an Abodu unit – for all its factory precision – still has to sit on a raised foundation, next to a neighbor’s wall, under a roof that drains into a three-foot gap. We’ve built and finished enough Abodu One, Abodu Two, and Junior units across the Mission, including Chinatown Abodu service nearby, to know exactly where the factory tolerances meet the district’s reality.
Nate Burrell grew up around construction in South Santa Clara County, trained in construction technology at Gavilan College, and has spent two decades on job sites where the framing matters more than the brochure. That’s the lens we bring to Abodu work in the Mission. We source Abodu-matched OEM panels, trim, and utility-chase components where the factory spec is the right call, and we use aftermarket flashing and drainage where the original spec simply doesn’t hold up to Mission conditions. You get a contractor who understands the factory product and the lot it’s sitting on. Most crews only know one or the other. Common Abodu Construction Problems We Solve in Mission District
- Panel-to-foundation reveal gaps. Abodu floor cassettes are built dead-level in the factory. Mission lots on raised piers or old concrete are often out by half an inch or more. We’ve seen the baseboard-line cracks and air leaks appear within the first rainy season when the foundation wasn’t corrected before set.
- Utility-chase condensation. Abodu routes plumbing and electrical through tight wall chases, and the Mission’s sunny-then-damp cycle – fog held off by the hills, then winter rain – puts those chase penetrations under real moisture stress. When the factory flashing isn’t reworked on site, that’s where stucco delaminates and staining starts.
- Roof-edge drainage against rowhouse walls. Units tucked beside a neighbor’s two-story rowhouse collect leaves and debris in the narrow gap. Water backs up under the Abodu roof membrane, and by the time you see the ceiling stain, the membrane’s been compromised for months.
- Interior finish movement. A unit on a no-setback lot with full afternoon sun cycles through heat and cool faster than the factory tolerances assume. Drywall and cabinet joints crack along the chase lines within the first thermal cycle. We re-tape, re-set, and re-finish those joints so they hold.
- Doors and windows settling out of alignment. When an Abodu unit racks slightly on a raised foundation, the slider doors and entry door bind. We re-shim hardware, re-hang doors, and fix the framing below so it doesn’t happen again. More Abodu slider re-hangs than we can count have been on Mission lots.
Abodu Service in Mission District: What Local Conditions Mean for Your Equipment
Here’s the thing about Mission District lots: the standard is a 25-foot-wide Italianate or Edwardian rowhouse on a raised foundation with no side setback. That means an Abodu unit rarely gets set on an open, level pad like the factory drawings assume. Most units get craned over a rowhouse or hand-carried down a shared alley, and the exterior wall ends up within inches of a neighbor’s property line. On a no-side-yard lot off Valencia Street, we set an Abodu in Visitacion Valley-style unit down a shared alley by hand-carry and found the floor cassette sitting 3/4 inch out of level on the raised foundation – the entry slider and kitchen cabinet runs were both thrown out of square. We re-leveled the pier-and-block foundation, re-shimmed the cassette, reworked the roof-edge flashing against the neighbor’s rowhouse wall, and re-hung the slider so the unit closed clean before the winter rains. That’s the Mission reality: you set and flash every unit for zero-clearance drainage, not the open-lot assumption. If your Abodu was installed by a crew that didn’t know this, the problems show up within a year. We fix them.
Abodu Models & Products We Service in Mission District
We work on the full Abodu line: Abodu One (650 sq ft, one-bedroom), Abodu Two (two-bedroom detached), the Abodu Junior / studio configuration, and the standard Accessory Dwelling Unit with full kitchen and bath finish package. For factory-specific components – wall and floor cassettes, utility chases, trim profiles – we source Abodu-matched OEM so fit and warranty stay intact. For flashing, drainage, and door hardware, we typically spec aftermarket products that outperform the original in Mission conditions. If the unit’s structure is sound, we repair finish and envelope issues honestly. We only recommend rebuild-level work when the foundation or chase problems are systemic, and we’ll show you exactly why before you spend a dollar. FAQs – Abodu Construction in Mission District
Yes. The Mission’s 25-foot rowhouse lots with no side setback are exactly what we plan for: crane or hand-carry access, zero-clearance flashing against the neighbor’s wall, and foundation leveling before the unit lands. If your lot has an alley, we’ll usually hand-carry; if it’s mid-block with no access, we’ll crane over the rowhouse. Call (833) 725-3508 and we’ll look at your specific lot.
The unit has racked slightly on its foundation. Abodu frames are built square in the factory, but Mission raised foundations settle and shift, and the door frame follows. We re-shim the cassette, re-level the foundation contact points, and re-hang the door. It’s a structural fix, not a sand-the-door fix.
Yes. We finish the full interior of Abodu units – kitchen cabinet runs, countertops, plumbing fixtures, bathroom tile, shower install, flooring, and trim. We don’t hand it off to a finish crew that’s never touched a panelized system. One contractor, every phase.
Yes. Abodu uses a low-slope membrane system that’s closer to a commercial flat roof than a traditional Mission shingle roof. In the Mission, where units sit inches from a neighbor’s rowhouse wall, the roof edge and drainage detail matter more than the membrane itself. Leaf buildup in that narrow gap is the most common cause of water backup we see.
Full Abodu construction in the Mission runs $90,000 to $220,000, depending on unit size, site access, foundation condition, and finish level. A unit on a mid-block lot that needs craning and foundation piers will run higher than one with alley access and a flat pad. Call (833) 725-3508 for a written line-item estimate – it’s free and tied to your specific lot.
