Toto Construction in San Jose, CA | Brookside Contractors
We provide independent Toto fixture installation, repair, and full bathroom construction across San Jose, from Toto service in Alum Rock and pre-war bungalows near downtown to mid-century tracts in Cambrian and Santa Teresa. Toto toilets and Washlets behave differently on San Jose’s hard water and adobe-clay-shifted flooring than they do on the newer slab foundations you find further south. That local knowledge is what keeps a Drake from rocking at the flange or a Washlet from burning through inlet screens on old galvanized supply lines. Call (833) 725-3508 for a free estimate. We’re an independent Toto service provider, not manufacturer-affiliated or authorized.

Why San Jose Residents Choose Us for Toto Service
We’ve set and serviced Toto fixtures in enough San Jose bathrooms to know when a problem is the toilet and when it’s the house. A Drake that ghost-flushes every twenty minutes is usually mineral scale on the fill valve seal. A Drake that rocks and seeps at the base is often a closet flange that’s dropped below a clay-heaved subfloor. These are different fixes, and knowing which one you’re looking at saves you money and a second service call.
Our owner, Nate Burrell, grew up in Morgan Hill when half the neighborhoods were still being framed, trained in construction technology at Gavilan College, and has spent the better part of two decades on job sites throughout South Santa Clara County. He’s the kind of contractor who will tell you the truth about a failing Washlet board before he sells you a new one. That’s how we run the whole Toto side of the business.
We use OEM Toto fill valves, flush towers, and Washlet components for anything that affects flush performance or electronics. We stock the common parts locally so San Jose service calls don’t stall waiting on a shipment. Quality aftermarket parts only go where they belong: supply lines, wax-free seals, and non-critical hardware. That’s the line we hold, and it keeps your Toto warranty intact wherever it counts.

Common Toto Construction Problems We Solve in San Jose
- Ghost flushing and phantom refills on Toto Drake and Ultramax toilets. San Jose’s moderately hard water leaves mineral scale on the fill valve seal, which means the toilet slowly refills itself hours after a flush. It’s not a plumbing leak, it’s a seal issue, and it usually takes an OEM fill valve swap to fix. We see this constantly in homes on the west side and throughout the Cambrian area.
- Wax ring and flange failure on older 95110 and 95112 homes. Century-old wood subfloors sit on adobe clay that expands and contracts through the wet-dry cycle. The closet flange drops or tilts, the wax ring compresses unevenly, and the Toto toilet starts seeping into the subfloor. You won’t always see the leak. You’ll smell it or feel soft flooring first.
- Washlet control board and inlet screen failures on galvanized supply piping. Homes that still run original galvanized plumbing feed sediment and scale into the Washlet’s inlet screen. The screen clogs, the board works harder, and eventually the unit throws error codes or stops heating. We clean or replace the screen and install a proper supply setup before it kills the board.
- Rocking and seal stress on Aquia IV one-piece toilets after a remodel. Skirted-base Toto toilets hide the mounting hardware, which is great until the floor isn’t level. If a bathroom floor was re-leveled or the original subfloor planed down, the Aquia IV can rock just enough to stress the seal and crack the base over time. We check floor flatness before we set it, not after it fails.
- Flange corrosion and rust-through at the bolts. In San Jose’s older homes, the original cast-iron closet flanges are often rusted to the point that bolts won’t hold. We’ve pulled flanges apart with a screwdriver. A new Toto toilet mounted to that will never seal right, so we replace the flange and subfloor ring before we set the fixture.
Toto Service in San Jose: What Local Conditions Mean for Your Equipment
San Jose’s older downtown and Naglee Park homes sit on expansive adobe clay, and that clay does something most homeowners don’t connect to their bathroom: it moves the floor. Not dramatically, but enough. When soil moisture swings between summer’s dry months and the winter rains, the clay swells and shrinks, and the wood subfloor framing carried by those century-old foundations shifts with it. The place that movement shows up first is the closet flange. We’ve rebuilt more than a few subfloors in Naglee Park and Toto repair in Buena Vista where the flange had dropped a half inch below the finished floor, and the owner’s Toto toilet was rocking on it like a chair with one short leg.
On a 1920s bungalow off Toto service in Communications Hill and Naglee Park’s William Street, our crew tore out a failing tile bath and found the original cast-iron closet flange had dropped below a clay-heaved subfloor. The owner’s Toto Drake was rocking and seeping, and the subfloor had started to rot. We rebuilt the flange and subfloor, re-set the Drake with a new OEM fill valve, and tied in a Toto Aquia IV for the second bath during the same permit. Inspection passed with the new work visible from the street, which is exactly how you want it in a historic district like Naglee Park.
This is the part generic Toto service pages never cover. They tell you about flush performance and water savings. They don’t tell you that your 1926 bungalow on adobe clay will put a different set of demands on a Toto toilet than a 2015 townhome on a concrete podium. We do, because we’ve fixed it both ways. Toto Models & Products We Service in San Jose
We install, repair, and maintain the full range of Toto fixtures you’re likely to have in a San Jose home. That includes the Toto Drake and Drake II two-piece toilets, the Aquia IV skirted two-piece and one-piece models, the Eco Ultramax and Ultramax II one-piece toilets, and the Washlet bidet seat line: S550e, C5, and K300. For anything that affects flush performance or electronics, we insist on OEM Toto components. Aftermarket parts are reserved for supply lines, wax-free seals, and other non-critical hardware where the brand name doesn’t affect function.
When a Toto bowl is cracked or a Washlet board is failing out of warranty, we do something a fixture supplier won’t: we tell you honestly whether it’s worth repairing or replacing. Sometimes the answer is a $40 OEM fill valve. Sometimes the answer is a new Drake II. Either way, you get the straight call from someone who’s installed both.

AfterToto Service Pricing in San Jose
What you’ll pay for Toto work in San Jose depends on scope. A fill valve replacement is a service call. A full bathroom remodel that includes setting a new Aquia IV, converting a tub to a walk-in shower, and re-leveling a clay-shifted subfloor is a construction project. Here are the line-item ranges we work within across the San Jose market:
| Service | Typical Range |
|---|---|
| Bathroom Remodel | $10,620 – $33,040 |
| Tub-to-Shower Conversion | $4,130 – $11,800 |
| Walk-In Shower Installation | $5,310 – $14,160 |
| Bathroom Vanity Installation | $945 – $3,540 |
The two things that drive cost more than anything else in San Jose are subfloor repair around the flange and any galvanized supply line work needed to feed a Washlet properly. A free estimate includes both an on-site look at the existing fixture and an honest read on what the house is telling us. Call (833) 725-3508 to schedule one.

FAQs – Toto Construction in San Jose
Why does my Toto Drake keep refilling itself after the flush?
That’s almost always mineral scale on the fill valve seal, which is exactly what San Jose’s moderately hard water does to a Drake’s fill valve over time. The seal stops seating fully, so water trickles from the tank into the bowl, and the fill valve kicks on to top the tank back up. An OEM Toto fill valve replacement usually solves it in one visit. If it’s also running full-flush at random intervals, the flush tower gasket may be involved too. Call (833) 725-3508 and we’ll diagnose it in person.
Can my Toto Washlet be installed on a toilet fed by old galvanized pipes in a 95112 bungalow?
Yes, but the supply line needs attention first. Original galvanized piping sheds scale and sediment that clogs the Washlet’s inlet screen and shortens the life of the control board. We install a supply setup that filters what’s coming through before it reaches the Washlet, then we test the unit’s flow and heating under real line pressure. Skipping that step is how you end up with a dead K300 in three years instead of twelve.
My bathroom floor was re-leveled during a remodel – will my Toto Aquia IV one-piece still seal?
It will if the flange was reset to match the new floor height and the subfloor around it is flat. The Aquia IV’s skirted base hides the mounting hardware, which means any rocking is invisible until the seal gives out or the base cracks. We check floor flatness with a straight edge before we set any skirted Toto, and if the flange needs to come up to the new finish height, we do that first. It’s a ten-minute check that saves a $500 toilet.
Do I need a permit to replace a Toto toilet or swap a tub for a Toto shower during a San Jose remodel?
Replacing a toilet like-for-like generally doesn’t require a permit in San Jose. Swapping a tub for a shower or moving any drain lines does, and we pull those permits as part of the project. San Jose’s building department wants the work inspected, especially in historic districts like Naglee Park where visible exterior changes trigger extra review. We handle the permit sequence from filing to final inspection. Call (833) 725-3508 to talk scope, and we’ll tell you what your specific project needs.
How does San Jose’s adobe clay affect my Toto toilet installation?
The adobe clay under older San Jose homes swells in winter and shrinks in summer, and that movement travels up through the foundation and subfloor to your toilet flange. If the flange is sitting on original framing, it can drop or tilt far enough to break the wax seal and start a slow leak. Most Toto toilets fail in San Jose at the flange, not the fixture. We check for clay movement on every older-home installation and rebuild the flange seat when it’s needed. For an exact quote on your bathroom, call (833) 725-3508 – estimates are free.
