Abodu Construction in Tiburon, CA | Brookside Contractors
We’re Brookside Contractors, an independent construction firm that assembles, sets, and finishes Abodu ADUs across Marin County, including our Marin City Abodu service. We’re not manufacturer-affiliated or authorized by Abodu; we’re a general contractor who knows the panelized system inside and out and knows Tiburon’s hillside and design-review requirements even better. What makes our Abodu work different here is that we treat every build as a geotechnical and coastal-durability problem first, not just a flat-lot install. Call (833) 725-3508 for a free estimate on your Abodu project.

Why Tiburon Residents Choose Us for Abodu Service
Abodu’s panelized ADU system has real advantages: it arrives in repeatable, quality-controlled sections that go together faster than stick-built, and the Studio, One-Bedroom, and Two-Bedroom models each pre-solve a lot of the design and engineering decisions that slow down conventional ADUs. But the units still have to sit on soil that behaves, drain water that moves fast in a winter storm, and hold up to salt air that eats cheaper metal. We bring full-scope general contracting to that problem: foundation work, structural connections, drainage, envelope sealing, and finish trade work all under one license and one point of contact. Nate Burrell grew up in South Santa Clara County’s Paradise Valley area, where half the neighborhoods were still being framed up when he was a kid. He trained in construction technology at Gavilan College in Gilroy, spent the better part of two decades running jobs, and now leads our crew with the same bent for honest, structural-first work he picked up watching a cheap crew’s garage addition fall apart when he was young. For Abodu service, that means we don’t shortcut the part that matters most: the connection between the unit and the ground it sits on. For a closer look at what we do on these systems, see our Abodu sales & service page.

Common Abodu Construction Problems We Solve in Tiburon
- Corroded base connections and steel brackets. Tiburon’s marine fog belt is relentless on exposed steel. Abodu units that were set with standard brackets and fasteners often show premature corrosion at the base connections, where the unit meets its foundation. We replace these with stainless components and re-torque or re-set as needed before the connection loses structural capacity.
- Wood rot in floor systems and sill plates. On hillside lots where drainage isn’t managed, water pools under and around the unit after winter rains. Sill plates and the underside of floor assemblies soak up moisture, and rot follows. We see this most on steeper parcels where runoff channels weren’t re-graded after the original set. We pull the rotted material, treat or replace structural members, and correct the drainage so it doesn’t come back.
- Racking and settlement from minimally engineered pier foundations. When an Abodu gets dropped on piers that were sized without a real soils report, the steep clay and shale slopes in Tiburon move. Doors bind, panel joints open up, floors take a tilt. This one is expensive to undo, and we’ve fixed enough of them to say plainly: the foundation is the wrong place to try to save money on a hillside ADU.
- Roof and envelope leaks at panel joints after winter storms. Heavy winter runoff off the slopes above a unit can sheet water across the roof faster than the panel joints were designed to shed it. Add leaf and branch debris from surrounding oaks and bays, and you get backed-up water finding the seams. We re-seal panel joints with coastal-rated sealants and re-flash the roof perimeter where needed.
- Uneven settlement of the original hillside pad. On a steep parcel off the Old Rail Trail, we set an Abodu One-Bedroom on a pier-and-grade-beam foundation after discovering the original hillside pad had settled unevenly from winter runoff; we added helical piles, upgraded the base connections to stainless steel, and replaced rotted sill plates, then coordinated with a local geotech to satisfy the town’s hillside ordinance. The unit now sits level and dry, with drainage diverted away from the slope.
Abodu Service in Tiburon: What Local Conditions Mean for Your Equipment
Because many Abodu sites in Tiburon fall within or near documented landslide zones, a standard ADU permit often triggers a geotechnical report and design-review scrutiny that adds weeks and significant cost compared to a flat inland lot. That’s not a hypothetical wrinkle; it’s the rule for a large slice of the 94920 ZIP. The town’s hillside and design-review ordinances sit on top of county and BCDC coastal rules, so before an Abodu even gets tensioned to its foundation, you may need soils testing, a geotech’s stamp, and a design-review hearing for anything visibly changing the slope profile. What that means for an Abodu owner is practical: budget for the geotech report as a line item, don’t assume a standard pier layout passes without revision, and treat the foundation as part of the ADU cost, not a separate afterthought. We’ve learned to anticipate this on Tiburon lots and to schedule the geotech and design-review steps early so they don’t blindside the project midstream. It’s a different permitting path than a flat parcel in, say, Morgan Hill or Gilroy, where the same unit drops in with far less review. Abodu Models & Products We Service in Tiburon
We work on all three Abodu model lines: the Studio, the One-Bedroom, and the Two-Bedroom. The same foundation, drainage, and envelope principles apply across the range, but the larger units have longer panel runs and more roof area to protect, so we pay extra attention to joint sealing and roof flashing on the Two-Bedroom. On parts, our approach is straightforward. For critical structural and envelope connections, we source OEM components to preserve Abodu’s design intent. For non-structural finishes and hardware, we’ll use quality aftermarket parts where they meet or exceed coastal durability standards, which on a Tiburon hillside often means stainless where steel was originally spec’d. In our experience, most Abodu units are repairable and can be retrofitted for Tiburon conditions rather than replaced, similar to our work with Abodu in Chinatown.

AfterAbodu Service Pricing in Tiburon
Abodu work in Tiburon spans a wide band because the site conditions do. Here are the ranges we quote most often:
| Service | Price Range |
|---|---|
| ADU Construction | $90,000 – $220,000 |
| Home Addition | $45,000 – $130,000 |
| Roof Repair | $400 – $1,800 |
What drives the spread is what’s under and around the unit: a flat, well-drained lot with a clean pad will land near the low end; a steep parcel needing helical piles, retaining work, or extensive drainage correction will climb. A free estimate from us includes a site walk, a straight read on what your lot will require, and a written line-item quote so you can see exactly where the money goes. Call (833) 725-3508 to schedule yours.

FAQs – Abodu Construction in Tiburon
Does an Abodu ADU in Tiburon require a geotechnical report? Often yes. Because many Tiburon parcels are in or near documented landslide zones, the town’s hillside ordinance frequently triggers a geotechnical report as part of ADU permitting. We recommend planning for one from the start rather than discovering it mid-permit. Call (833) 725-3508 and we’ll walk you through what your specific parcel likely requires.
Can an Abodu unit be placed on a hillside without a concrete slab? Yes, with a properly engineered pier-and-grade-beam foundation or helical-pile system. The unit doesn’t inherently need a full slab, but it does need a foundation designed for the slope, drainage, and soil conditions. Cutting corners here is the most expensive mistake we see on Tiburon hillsides. Call (833) 725-3508 for an honest assessment.
How do you protect an Abodu ADU from salt air corrosion? We upgrade base connections and exposed fasteners to stainless steel, use coastal-rated sealants on panel joints and roof flashing, and make sure drainage keeps standing water away from the unit. The marine fog in Tiburon is hard on standard steel, so these upgrades aren’t optional. Call (833) 725-3508 for a site-specific corrosion assessment.
What permits are needed for an Abodu ADU in Tiburon? Beyond the standard ADU permit, Tiburon’s hillside and design-review ordinances often add geotechnical review, drainage review, and design-review hearings, layered on top of county and BCDC coastal rules. The exact list depends on your parcel. Call (833) 725-3508 and we’ll help you figure out what actually applies.
Can you repair storm damage to an existing Abodu unit? Yes, and most storm damage we see on Tiburon Abodu units is repairable rather than a tear-out. Roof and envelope leaks at panel joints, rotted sill plates, and shifted base connections are all fixes we do regularly, and we correct the drainage that caused them. Call (833) 725-3508 for a damage assessment before the next storm season.
